Can a foreign resident get a mortgage in Israel? Yes, a foreign resident can obtain a mortgage from an Israeli bank to purchase property in Israel, provided they meet the criteria used by the banks, like any borrower (income, credit history and so on).

How much financing is available? The mortgage will usually be limited to 50% of the purchase value. An Israeli citizen living abroad may choose whether the bank treats them as a foreign or an Israeli resident.

Which routes are available? A foreign resident can take the entire mortgage in a currency-linked route (dollar, euro, yen, matching their income), or in shekel routes according to Bank of Israel guidelines.

Most banks have dedicated branches trained to handle documents from abroad, and will ask for a contact person in Israel. Beyond the usual documents, a foreign resident presents: a second ID besides the passport, details of current assets abroad, income certificates, Form 1040 or CPA income confirmation for the last two years, credit score and credit report.
